Shoot [email protected] am email. She is my agent and can do some pretty good things with the numbers. I don't know what year you rental is, but if it's older then 1924, it will cost more, thats where she can take care of you.

I buy most of the time, the crappiest houses in the best areas. Since I don't sell them, it depends how much holding cost you have into it. Don't get greedy, the most important part is to get rid of it while still making enough profit to justify the work you put into it. IMO.

How do you pay insurance on vacant land?? Believe it or not I TRIED TO GET IT (for protection) and NOBODY would sell it to me.

I have no idea, but there has to be someone who does it. I certainly would never own any land without insurance. All it takes is for someone to get hurt and you are hosed.

Even though Fannie and Freddie changed their rules about not using HVCC, most banks are still following that rule. This whole HVCC has screwed us big time.

Unless it's a Fannie. Fannie will not pay any closing cost, so you have to figure that into your offer.

First, shame on you for having rental property and not having insurance on it. Second give Allstate a call. They are the cheapest I could find. I pay $74 bucks a month with a $500 ded on my duplex. My houses are $45 a month.

First thing I am seeing is that the AMC's are killing the appraisals. They are using bottom feeding scum suckers for appraisers, because their cheaper then the good ones. These dirt bags are coming in and not doing the work they should be to properly value a house.

When banks are forced to use an AMC it is out of their hands. They have no say over what that appraisal comes back as.

And Mark, you are so correct. I have had a vacant house slowly falling apart right next to one of my rentals. This place has been empty now for over 2 years and never been listed. There are so many examples of this in my area, it makes me sick.

Roaches getting through the holes, Really? If your tenants have roaches, you have bigger problems then holes in a vanity.
