Hello BP! I am looking for a good lender to finance rental properties. I can purchase good rentals in my area for 60k-75k but my lender I use for flips will not finance anything under 100K. I have great credit but most lenders see most of my current rentals just as debt due not owning them for over 2 years.  So this makes my debt to income "non lendable". I also purcahsed 4 units so far this year cash that I would like to do a cash out refinance. They all have leases and good tenants  in place. Are there any good lenders in South/Central Jersey that finance/refinance rental properties?

I am a real estate agent in New jersey. I recently had a client purchase a flipped house. They have been in the home for 6 months and have been running into nothing but problems. A few of the issues involved leaking showers due to incorrect installation of shower stalls. The windows in the home were also installed incorrectly, frames are warping and becoming very drafty. All the carpet in the home has wrinkles and floors are beginning to separate. Pool in the backyard need to be resurfaced, the guy that flipped it just re-painted it to cover this issue. The pool has air pockets in the gunite which is causing it to crack. Does anyone have experience with real estate laws that protect homebuyers?

This is one a co-signer form for a 12 month lease. I understand the concept but am curious if this is common practice? If so, what is the average fee charged to the co-signer?

Bellmawr Surplus has the best price on trim! They also have a great selection on kitchen and bath cabinetry and counters. I have been to the Habitat store a few times, they are great for odds ends, I use a lot of their items in my rentals. I also agree with Imperial design for counters.
