Financing Rentals- New Jersey

Hello BP! I am looking for a good lender to finance rental properties. I can purchase good rentals in my area for 60k-75k but my lender I use for flips will not finance anything under 100K. I have great credit but most lenders see most of my current rentals just as debt due not owning them for over 2 years.  So this makes my debt to income "non lendable". I also purcahsed 4 units so far this year cash that I would like to do a cash out refinance. They all have leases and good tenants  in place. Are there any good lenders in South/Central Jersey that finance/refinance rental properties?

Some Questions you need to think about;

Potential Cross Collaterlization of some of the assets to equal over $100K loan amount.

Work with Portfolio Lenders that will look at Global DSR based on Lease in place and cashflowing
