@Sachin Sharma I agree with the others, I'd put more money down vs paying $300 per month. Or look at buying single families. There are compaines out there offering 5.75% interest rates for properties that are already renovated, rented and cash flowing positively in DFW. Best of luck! Thanks, Taz. This was helpful. I'm planning to pay cash so the markets I've identified are ones with lower price points that allow this based on the cash I have. Average/median rents seem to vary depending on which site I look at, lol - perhaps you know reliable sites to use for this? 


 Yes that will vary depending on what site and depending on what neighborhoods you're looking at. For a very general overview Rentometer is a great resource. I've found a lot of success here in Memphis and Little Rock but those other markets I've mentioned are great as well.

@David Matthew I hate the thought of giving up the sub 3.5% loans but if you're ROE is sub 4% then I believe you're having the right thought process if a cash out refi or heloc isn't feasible right now. I work with dozens of investors who have done 1031's into the souther/middle part of the country where the price points are much easier and the laws are more friendly. Memphis is a great market to be in, little more favorable from the cash flow standpoint than Nashville. There's a large presence of blue collar workers with a strong rental demand. Would be happy to talk through the ins and the outs of the area.

@Priya Gohil Memphis is a great market that's landlord friendly with a very low entry cost. There are tons of economic stabilizers and with the addition of XAI coming to town and the Ford Blue Oval plant this is helping the economy even more.
