I've used both the Schlage Encode and the Yale Assure locks. Schlage has a better battery life and fewer issues overall, in my experience.

I agree with @Nicholas Coulter . Turno is a great option. It allows you to assign backup cleaners to your property just in case your primary cleaner can't make it. You even customize your cleaning checklists, request photos and notes, and be notified at the start and end of the job.

I would use the "orphan gap" and "weekday discount" settings in pricelabs.

Wow, never had a situation like that before. My oddest experience was with a lady who booked (she paid over $700 in total) and never showed up. I was happy that she didn't try to ask for a refund, but a bit thrown off as to why she would make a reservation and never check in. Money down the drain!

Hi Jessica. I would recommend using Pricelabs. It's a pricing tool that fluctuates and auto-updates your prices based on demand. There are settings in the platform that help you apply rules like dropping the nightly rates as they come closer, discounting for gaps between bookings, raising the prices around the holidays, etc.

Your listing is fairly minimalistic, so I would set your "base price" in lower percentiles of whatever range is recommended.

Memphis is a great place to invest in rental properties! With a high percentage of renters, you can expect to find tenants quickly and start earning cash flow right away. However, it's important to do your research on the neighborhood before you buy. Some areas of North and South Memphis, as well as scattered spots throughout the city, have lower rents than others.

Hi Michael,

Tough Airbnb situations are like that. There's no easy way to expedite their response. From my past experiences, they should reach out eventually, but it may not be as quick as you'd like.

To mitigate the risk of losing a booking, I recommend posting your listing on other platforms, like VRBO, and FurnishedFinder, or setting up a website for direct bookings to avoid using a 3rd party platform altogether. This provides a nice cushion/backup plan in cases like this.

Thanks so much for this response, Jerry. I guess I’ve been under the illusion that my time is “free” which is totally not true. Your response is making me realize that I am actually losing money by thinking this way.

At this pace, I can definitely understand how many people can burnout quickly. I should absolutely begin to value my time more and reframe the way I think about time in relation to money.

I have a script that I’ve been using but since it hasn’t produced any results, I totally agree that it needs refinement.

Also, I haven’t tried direct mail but I’m open to trying that, too.
