Post: 18 Unit Townhome New Construction Project in Taylorsville

Hey all, I'm working with my brother, who is a local general contractor/developer here in Salt Lake County.  He is going under contract on some land in Taylorsville and has concept plans put together to build 18 townhome units on this raw piece of land.  He is wanting me to get involved to market the sale of the properties.  

I'm curious to see what you all think about the best way to market this thing.  He is open to situations where we sell the concept to other builder/developers that want to build the townhomes and then rent them out themselves (or sell them off themselves).  My brother is hoping to build all 18 units, and sell all 18 units to an investor (or a few investors) that want to hold the rentals long-term.  He doesn't have too much interest in building these units out and then selling them separately as individual homes to everyday buyers.  

Any suggestions on how to get this marketed and what makes the most sense for this situation?

Hello all, 

I am looking to connect with experts in land development.  I am a realtor in the process of finding land to develop for some investors/developers that I know.  I have some negotiation tactics under my belt but I am hoping to learn about some tactics involving talking to land owners about selling their land or even thinking about selling their land.  Are there any good tactics that have worked for you?  Also, I would love to hear about some tactics used when dealing with the neighbors of the land sellers.  I don't want to step on any toes in the process but I would love to get all the neighboring properties under contract as well.  Does anyone have any tips or guidance?  I would appreciate any advice.

@Brad McBride I'll have to keep an eye out for deals around here too.  I'll be moving down to SLC in a couple weeks, but that's not too bad of a drive if the deal is right.  Thanks for the tips.  

@Eric Gardiner The more and more I research it, Logan really is a great place to get started. Finding tenants would be much simpler because of the students around.  Is that 4 plex still available? Thanks for the help.

I don't have any specific funding prepared for a BRRR project yet, but that is something I'll have to look into. Are there any funding methods you would suggest for the expense of the renovation? My wife and I are slowly saving up for a downpayment on a duplex or triplex that we would live in so realistically that would be our first deal, unless wholesaling was a good option in our area. How would you recommend getting started and building up the business quickly?

Hello BP! I really excited to get started on here. I am young and very fresh into the REI industry. I want to get started in the SLC/Utah county areas because of the population growth that is going to happen over the next 20 yrs. My question is about wholesaling in this market. From what I have read and heard, finding good wholesaling deals are difficult to find right now. Wholesaling was my "getting started" strategy, because I don't have capital. So, what are some good ways to get involved in REI knowing I have low capital and wholesaling doesn't seem like a great option right now. Has anyone had a good experience with BRRRR in the area?
