@Andrew B. 3 solid apps in 6 days?  That's amazing!!!  Cheers to great tenants!  You may even want to play with increasing the rent next time you have a vacancy!  You never know what might work out!

 So good to hear!! Yes, Brandon Turner is a great author!  Brandon and Heather Turner wrote The Book on Managing Rental Properties too!  Also a great read if you're interested in self-management for your rentals!  Have you read any of his other books?

 I have actually gone to one down there.  It was an ADPI meetup and to be 100% honest I thought it was trash with the exception of the speaker who was the accountant I use now.  I just hate meetups that try to sell you their product.

As far as meetups in MD: I host one here in St Mary's county but it's been tough with everyone's work schedule. Most are military so its been hit or miss. More like a small group of friends getting together to network and have a guest lender, lawyer, insurance agent, CPA etc. come and talk. It's been useful though and I think networking is the most important aspect of REI.

I totally know what you mean.  There are some great ones here that don't sell products that I highly recommend, but who knows!  There may be more by the 2021 comes around!  That's awesome that you host one there in Maryland!! The smaller group is always nice for building connections.

OMG! Congrats @Andrew B.!  How was finding your first set of tenants?  Did y'all have any easy time finding good folks?

Hi @Ronnie Allison!  Congrats on starting your investing journey early!  If you're looking for another great book, I highly recommend Think and Grow Rich.  It isn't investor specific, but it's a great book that any human should read!  It's a little wordy, but totally worth the read it.

Do you have any other favorites?!

Hi @Frank R.!  Congrats on moving on to your next deal!  

Definitely make sure to check with any condo association on their renting rules.  Some are totally fine with you renting out the property, some have restrictions, some don't allow renting at all.  And of course any condo fees!

For the 3bd/2 ba vs. 5+ bedrooms, they'd definitely attract different types of tenants.  The 3 bed/2 bath would be great if you're looking to rent out to smaller families (assuming it's in a mostly residential area) compared to the 5+ bedroom where you're probably renting out by room.

Are you planning to move to the Denver area soon?

@Tia Wilson Congrats on working towards your first investment!  It's a huge step!!

It really depends on how you set it up.  Many banks will have a conventional loan for the purchase and then a rehab loan separately.  You could also look for a commercial real estate loan which raps both the purchase and rehab into one loan.

Hard money lenders tend to also rap both into one lump sum loan if you're looking to go that direction.  Have you had a chance to talk to any of the local banks in your area?  That may be a great way to start!
