I'm ashamed to say I haven't been as active on the site lately. It's time for me to get back in. I'm learning and doing as much research possible on portfolio lenders in northern utah. I just purchased a condo with a partner that doesn't qualify for conventional financing due to HOA restrictions / issues. I'm hoping to find local utah portfolio lenders and get more advice on portfolio lending in Utah (northern utah specifically). Any leads?

I've heard few different things about re financing and what to know what my options really are.  Are "streamlined" re finances with 0 points and minimal costs a real thing?  What are my re finance options if I purchased a house with cash?

Hi,

I'm interested in a single family home in my area that has great potential to be converted into a duplex and definitely be something I'm interested in.  I'm hoping for some advice on where to start with seeing if the zoning can be changed?  If so, how long does it usually take and how hard is it to do these things?  Any other advice or tips?

Hey everyone,

I'm an investing noob and have been really getting into bigger pockets.  Love talking real estate and finance.  I'm become slightly obsessed with learning to become a more well rounded financial guru while focusing on real estate as my main investment.

I just purchased my first rental property 3 months ago.  It's a single family home that has been great so far, lots of fun learning and hopefully the right decision.  Looking forward to becoming more involved in the real estate community and currently seeking my second investment.

My long term goals are doing whatever it takes to create a passive income to support a family and have more financial freedom and flexibility.
