Hey BPers! I'm interested in partnering and wanted to gain some insight on how that has worked for those who've done it. 

What were the terms of the partnership?

If one partner brought the capital for the downpayment, and maybe repairs, what did the other partner bring to the table?

How were the profits split?

@Chad Brizendine that's interesting! I live in Romulus and I hardly ever see multi-families on the MLS in Romulus. I want to start out in that area or surround cities like Belleville, Westland, Garden City, etc.

Do you manage the complex yourself? What qualifications do you want your tenants to meet?

I closed on my first deal since becoming licensed in April 2017 on Thursday. I represented the buyer for a $325k home in Canton, MI. It's still surreal and can't wait for my next deal.

Last week I watched Brandon's webinar on the BRRRR method and thought it could be a way to get started. Now I have a couple of questions for someone who has used it before or better familiar than me. When you refinance you now have a mortgage with the bank, is there a limit to how many mortgages you can have? What are the disadvantages of having most or all of your properties with a mortgage?

I am looking to get my first rental property as an investor. On MLS, I came across a package deal for four homes.

Home 1 - $60k, $934 taxes, currently renting for $800

Home 2 - $55k, $2090 taxes, currently renting for $700

Home 3 - $65k, $1613 taxes, currently renting for $750

Home 4 - $25k, shares parcel of land with Home 3 so I'm sure taxes are included with it, currently renting for $250

Totaling $205k, $4637 taxes, $2500 in rent

This package can be bought in cash or with conventional loan. Does anyone have experience with purchasing packaged deals? And from your experience, what were the pros and cons?
