I am considering using a Transactional Funding, because I am just wholesaling and getting a loan seems to be quite impossible, weaving the scams and lender rejecting me because I am a
newbie..To add, I do have a buyer lined up.

Wholesaling....Can I find a wholesale deal off zillow? redfin? etc.

Do I give the seller the impersonation that I am actually buying the house, in order to get the property in my name? How do I go about " what and what not" to say?

Earnest money..How do I consider what amount of money for earnest fee? or it is up to the seller?

...I had the property in the palm of my hand, but the dealer failed to mention, he had a prior buyer lined up, even though,I asked before any paper work was involved.....Also, he asked me to ask my buyer to close in 6 days.....my buyer did no inspections or haven't even viewed the property...is that normal?..

Second problem/Question....I signed the LOI! Will I be held responsible for anything?

Third Question...Any steps for wholesalers to ask sellers about obtaining a property?
