I would like to notify my tenants that maintenance (exterior painting, new thermostat, carpeting, floor tile cleaning, etc) will be performed at landlord's expense. 

Does anyone have a form for this? 

An example of what I am looking for is when an apartment management notifies tenants that maintenance/upcoming repairs will be performed in or around the unit.

@Ernie Sturzinger I would consider your own personal risk tolerance and the age of the unit. If its a fairly new unit and show signs of appreciation, I would say go for it as long as you are making a positive cash flow.

Specifically, if you are cash flowing $300 a month from one property, any other property that you purchase should not subtract from that $300 a month of income. Yet sometimes things workout no matter what the numbers say.

Bottom line - 

1) If that HELOC turns my TOTAL (all asset) cash flow of $300/mo to $299/mo, I wouldn't do it.

2) If that second property is not positive cash flowing, I wouldn't do it.

For clarity sake, the previously mentioned "cash" term refers to liquid cash (cash in my bank account) not cash-out refi.

@Harjeet Bhatti thanks for the input, yet there’s no closing cost for CASH either. 

My question is which option, cash or HELOC, is strategically a better choice.

Twice a year minimum Makes sure you include it in your lease.

Hi Everyone,

Rookie Question here.

I have mortgage-free SFH rental property in San Antonio, TX that generates $1300/month ($1000 after Exps), w/ an assessed value of $165K.

Questions: Is it more beneficial to use a HELOC versus CASH for a 20% downpayment (approx $40K) to purchase a Duplex?

Any thoughts or ideas are welcome.

@Thomas S. Great point about not having equity work for you and it has taken some time for me to grasp the concept. 

Can you explain why increasing debt/mortgage (Cash-out) that will ultimately decrease your cash flow in that unit is better than just letting that equity sit to obtaining a higher cash flow from rent?  

From my understanding, using leverage decreases your cash flow but expands your portfolio. Please educated me being that I am a rookie at all this.
