HELOC is the best option vs selling stock or cash out refi, in my opinion. Talk to a lender to discuss terms for cash out and HELOCs, it will provide better insight. Last option is to just save the cash or sell the Porsche 😀.

If my tenants are doing their part with being clean and sanitary, I take care of pest control on a case by case basis. Why... Because the pros of having a clean property are better than being in court, having a tenant that doesn't pay rent, Bad Tenant -Landlord relations, etc. 

However, I do add that they are responsible for pest control, other than terminates to my lease to give them some responsibility for pest prevention. if I discover that the pests are due to their sanitation factors, I remind them of the lease agreement.

One way is to install a thermostat that reminds the tenants to replace the filter. Ecobee has reminders, as well as other products.

The second option is to hire an HVAC company to do routine maintenance on it every season. I have Airtron in Texas and its 31 per month for seasonal tune-ups plus other perks.  My central A/C unit (outside and inside) lasted for 14 years before being replaced using this service here in San Antonio.

Third, offer to send them automated Text message reminders. Google automated Text message.

@Ike Hobbs I've used a couple of different resources that provide a competitive Comparative Market Analysis other than Zillow. Not down degrading agent's assessments, but thier evaluations can be off by quite a bit also...from my experience anyways. 

I will be renting it out myself for passive income. If you have any information about creative financing, please do share. Thank you.

Hi  BP Team,

Please provide any inputs or ideas with the scenario below:

Seller wants out of the home to pay down Credit Card and various debt (motivations) 

Her SFH is currently selling for $204K in the Tacoma, WA area. Seller Owes 165K.

No HOA / Taxes approx $2400/yr & Seller willing to deal without Realtors involvement.

Property rents for $1500 $1600. 

My goal is to create a win - win situation since we are long-term friends. Thanks BP
