Thanks @Antoine Martel I sent all the repairs to the seller and I'm waiting for a response but I'm really leaning towards running.

Hey guys! I Received an inspection yesterday and my inspector informs me of previous foundation repair in the home (duplex 1984). He shows me evidence of the shifting and the foundation repair work but the seller seems to know nothing about it and seller has owned the property for 4 yrs. Nothing in the disclosure. House also has drainage issues on both sides. Next door property is on higher ground so water comes to the property a lot. Im in the option period and very concerned about this. Im not sure if I should shoot for a lower price or walk away, but also concerned if my lender would even touch it. Any thoughts?

Thanks @Chris Mason @Brandon Battle @Melvin List @Bob Okenwa for the replies. I also have an approval letter through my credit union and I considered Quicken because they approved 50k(FHA) more than my cu (conventional). I'm more confident in my cu but if I needed the extra 50k, Quicken would look more appealing on the outside. Then again I don't want to feel hosed by Quiken either.

I have a pre approval letter from Quicken Loans and I have asked twice for a fee sheet or a closing cost estimate and they are telling me they can't because they don't have any info about my future home.  I'm thinking that's why its called an estimate. I also was preapproved from another lender a couple years ago and was given the closing costs on a form with all the fees associated before even looking at homes.  I'm concerned about being able to lock an interest rate among other things. Is this normal for some lenders?

Ok thanks fellas. It was a duplex so there won't be a rent "roll". So looks like the broker or agent is the way to go.

Started on my analyzing journey today. Went over to realtor.com and found a property that only had the amount for taxes and estimated mortgage listed. No rent roll or any other income or expenses. What are my options at this point? Even though I'm hearing that these deals that make it on sites like these are "scraps". I still have to practice analyzing.
