Andrew Postell Thanks Andrew, the draw with this bank is the 75% LTV which Is the best I could get. The properties are in both Va and Md, and in this particular one, my equity is about 45%. Does that change anything? I would appreciate any bank/lender recommendations. Thanks again, Tarik

Hello, I recently purchased a duplex and realized (...) that there is a single gas line and a single thermostat. Can anyone give me advice on how to structure the leases for the two tenants to account for this. The duplex is in Baltimore city, MD. thanks, Tarik

Hello, I have 6 investment properties overall and am having difficulty obtaining a-line of credit on one of them because of the banks’ limit on how many rental properties you can have to lend to you. I am in the process of moving them to an LLC, but I also want to NOT appear on m credit report. Do I have to refi under the LLC? Would that work in making them “disappear” from my credit report? I have four (4) duplexes in Baltimore in my name and want to transfer ownership to an LLC I formed, so I have the following questions:

1) Do I have to use an attorney as opposed to a specialized entity (title company and such)?

2) Will I have to pay some sort of transfer taxes? I've done the same in Virginia and there were no transfer tax as it was considered a "gift" to the LLC.

Which closing costs are tax deductible?

Thanks for the input. I'm not doing anything shady, but if someone gets hurt on my property, or if they sue for lead poisoning (even though all the properties are lead certified), then I might have a problem, no? What do you think?
