Yes. Definitely don't want to do anything resembling fraud, but I thought that the seller financing deal didn't come with a lien, which makes no sense when you think about it (how could he protect himself then?). I thought it was just a contract that, if I breached it by failing to pay, would then allow him as a remedy to foreclose. But I guess the lien comes with it. Good to know.

So in conclusion, the only advantages of seller financing are 1) no bank/loan fees, and 2) doesn't appear on your credit. Any other advantages?

I am in the process of purchasing two properties from the same owner via seller financing, and I have the following question: Since title is transferred to me on the day of closing, can I that same day (or later) obtain a loan or line of credit against those properties? 

Basically, that would be my plan, but I want to make sure it's possible before I commit.  I would appreciate any insight.

Hi I'm installing a coin-operated washer dryer in my duplex in Baltimore (B to C class). Any idea of how much rent increase the added W/D can warrant? Thank you

Hello, I need advice on this: I am closing on a duplex in two weeks, and there is an extra finished room in the basement that doesn't belong to either unit and that has its own key. My question is: what do I do with it? I could provide it as an additional room for one of the units and charge an extra $50 a month? Any ideas and suggestions are much appreciated. Thank you
