Thank you everyone for the awesome responses! 

Couple of things I should've clarified:

1. I was referring to a real estate market crash rather than a stock market crash (although they normally take place concurrently)

2. It seems there were a lot of references about me posting this as a result of being 'overleverged'. I actually have the opposite issue.. I have purchased all the units in my portfolio in cash and have pretty much depleted the majority of my savings, but the numbers make sense (average 9 percent CAP rate). I would like to think my portfolio is 'recession proof', but I am sure it all depends on how hard the crash is.

If you knew the real estate market as a whole would crash in 1 year (similar to 2008-2009), what would you do over the next 12 months to protect your investments? Would you sell, hold or do something different?

Hi @Carla Crutcher. I have been investing in Atlanta while I am residing and working in the Middle east for about 3 years now. I have just closed on my 12th unit there and my experience has been wonderful in Atlanta. The key is to find a good network (Real estate agent is the most important followed by Property Manager and contractor). If you have these 3 and you trust them, you are good to go. Its ok to mix family and business in my opinion as long as you are clear on the terms and set up an operating agreement where EVERYTHING is spelled out. Best of luck!

I usually look for a minimum of 9 percent net returns (after all expenses, PM, taxes, etc..). If its in a hot area (Decatur, cabbagetown, etc..) I could go down to 7 percent.
