Great single family house for sale in Atlanta, Ga with long term tenant that has never missed a payment. Currently rented for 550 a month. The house maintenance is up to speed and the roof was changed approximately 1 year ago. We are selling this house to purse another investment opportunity in cryptocurrency.

Curious to see what all the Atlanta landlords out there are doing in terms of rent increases for 2017? I'm averaging out to an increase of 5 percent for this year..

For me, it's the complexity of tax returns and the competitiveness of the market ( in Atlanta at least). What is your biggest pain point?

While we are all trying to make our nickels and dimes in Real Estate, I was wondering how much money BiggerPockets makes? I know its not a publicly listed company and there is no way to know for sure. What would you guess BP's annual revenues and profits are? This is purely out of curiosity..

Thanks @Dave Foster for clarifying-- you are right, I have held the property for more than a year and it was a buy and hold investment. I am trying to assess the tax implications of adding a new partner to the LLC given that they weren't on the original exchange.

Hello All,

I know this is a highly technical question, so if you can't answer it but have a CPA that you can refer me to, I would really appreciate it.

Here it goes:

Me and my partner did a flip earlier this year, and decided to 1031 exchange the proceeds into new investment properties all lumped in one LLC (the 1031 exchange was done on the LLC).

Now we are looking into a include a new Third partner that will have equal equity to all of us on the business. He will pay into the exchange at book value.  

What are the tax implications for doing so ?
