Hi everyone, 

My tenant is moving out by the end of next month and I was wondering if anyone knows of a reputable agent/property manager that deals with student rentals in or around Providence RI. I live right next to a University and wanted to take advantage of being so close to increase my cash flow. Particularly, I was looking for an agent to find the student tenants and build the lease for me. I will manage going forward. I was also interested if the community has any good reads on student rentals. Any help/information would be very helpful.

I can share my knowledge of what I found so far in these 4 months that ive been living here. @Account Closed, thanks for the valuable info. I was on the fence for a while between Worcester and RI but ultimately opted for RI. My wife and I fell in love with Cranston.

Hi @Fan Bi.  We bought a really nice 2 family in Cranston and now we are a Rhode Islander. We moved in early September and since then, I've been exploring the area and searching for my next investment. In the last 3 months, I've put 7 offers on properties and got outbid on all of them. A couple weeks ago I started looking at commercial properties (strictly apartments) since the competition is much less. Haven't found a property that the numbers work yet. I would love to chat and and bounce off ideas since we are both new to the area. Are you planning on ever making the move to RI?

Hi everyone, 

I am in the process of adding to my real estate portfolio and I am searching for a couple of people to add to my team in Rhode Island. Could someone please refer a great contractor and a great commercial loan officer. I just moved to Cranston 4 months ago and already had a horrible experience with a contractor. Any recommendations would be very helpful.

I was interested in knowing more about mail campaigns. I don't know much about this topic but was interested in starting a campaign late spring/early summer. I am starting to realize that to scale faster, I need access to off market deals. If anyone could point me towards good sources of information, I will be grateful. Thank you everyone for the suggestions and advice. @Russell Brazil , they had a 1 year lease when I purchased the property, their lease expired and now I want them to sign a month-to-month because they told me they are currently looking for a house.

Hi everyone,

I inherited a tenant when I bought my owner occupied 2-family. The tenants lease is up so being proactive, I met with a lawyer to help me put together a strong lease. Gave the lease that my lawyer and I crafted to the tenants and they said that they are not signing the lease because they never saw a lease that had so much details on it. They are not comfortable signing it. Going to meet with them tomorrow and see why they are so uncomfortable about signing the lease. 

These are good tenants and I hate to see them go. I want to keep them around but if they don't sign my lease, I am going to have to serve them a 60-day notice. Am I over reacting about this? If I serve them a 60 day notice, that means that I will have an empty apartment in the middle of winter which isn't the best. Just wondering if any landlord has been in my shoes and if there is any advice that could be shared with me.
