Hi everyone, I was just checking in to see if any investors had any luck buying a property with seller finance, particularly in Rhode Island. Doesn't seem like property owners are open to that idea around here.  Any advice for a newbie if you were successful in a seller financing deal? Thank you

Hi BP community, 

I have my first vacancy of my landlord career. My tenants moved out 2 weeks ago and I am currently giving the place a facelift. I want to start to market the apartment for April 1st. I am really at a standstill on how to proceed. I am very interested on how landlords fill a vacancy. 

How does one advertise their apartment? 

How does one screen tenants?

How does one find the market rent to their area without calling a property manager? 

How do you do a credit check?

I listened to podcast #265 and now I am thinking that I need to have a rental policy in place so that if someone accuses me of discrimination or unfair treatment, I can say that I have strict guidelines of who can rent. 

If you have  rental policy in place, how did you build it? Did you work with a lawyer? 

Any help would be extremely helpful

Hi @Christopher Fernandes

I am working with an agent now and I will highly recommend him any day. He helped me buy my first multi, which I am house hacking now. He is helping me find another investment property at the moment. He is very honest and he is in the game for the long run. He will tell you straight up if a house is worth it or not. He is also a real estate investor. His area include Rhode Island and parts of SE Mass and he knows every street and if its a good area or not. I will PM you his information because I believe I cannot post it here.

Hi @Brandon Ingegneri, I have a traditional tenant now and never rented to students. The reason I am considering student rental is to make a little more $$$ a month.

@Joel O'Leary and @Jonathan Pflueger, thanks for the tip about calling property management companies. What is your experience with calling them and getting market rents for the area? Do you find that they are willing to give up that information easily?

Hi everyone, 

I am curious to know how investors determine the market rents on their properties. I am using a site called rentometer and I like it. I do think that they are a little on the higher side so I wanted to know if there are other sites used by investors to determine the market rent. 

Do you just use a sites? What other strategies or tips you can give to find the market rent?

A 4-plex (strictly for investment) really caught my attention and according to rentometer, I can increase the rents by $275,  per per unit. If this is the case, My cash flow will be really nice. I just want to make sure that I know what the actual rents are before making an offer on the property.
