Hi everyone,

I am in the process of analyzing my first property using the rental property calculator. I was wondering if someone could help me with the following:

After repair value – when you all are searching for this number, is there a quick way to come up with this number? From what I’ve been reading, this can take several minutes, maybe hours. I watched a webinar with Brandon Turner and he said he can analyze a deal within 5-10 minutes. Just want to know what I am missing.

I am looking at properties in western Mass between Rt 128 and Rt 495. What is a safe percentage of the rent to put aside for:

Vacancies

Repairs and maintenance

Capital Expenditures

And also, under the future assumptions, what is a safe number for the following:

Annual Income growth

Annual PV growth

Annual Expense growth

On the webinar I watched, Brendan didn’t worry too much about these numbers. I want to know what you all think

I am also new to REI I am in the same situation. I want to invest in the Boston area but it is just too expensive. I've been looking at metro West and found better (not great) deals than Boston and surrounding areas. Recently I've been looking at Florida. The properties are much more affordable. Haven't purchased anything yet. I'm at the research phase.

@David Cahill thank you for the tip. I was thinking of buying a 2-3 family building to start. Where in the greater Boston can someone see a 15-20% net returns?

Hi everyone, I just created an account with BP. I've been reading alot and I am very excited that I found this website. I was hoping you all could help me out.

I live just north of Boston, Massachusetts. I love MA, particularly the area that I am in but some aspects of MA in regards to real estate scares me a little. I dont think MA is a landlord friendly state (can someone correct me if I am wrong). First off, RE taxes are super high, in terms of evicting a problematic tenant, it can take several months, and lastly, property prices are very expensive which will make my net return % very low. I look at a state like Florida which I love, property taxes and prices are super low and the eviction process takes about a month. 

MA investors, what do you do to deal with the problems I listed above?
Does someone invest in out of state properties, specifically in Florida? If so, what advise you have for me living in MA and wanting to invest in FL? I have some money that I want to use towards buying my first investment property and am not sure where to start building my portfolio of rental properties
