A direct mail campaign to current owners of those properties you are looking for may help them keep you in mind for when they do want to sell, but that is a bigger picture kind of thing and I don't think it meets your timeline.  Try this  post  and this post.

Welcome to BP! It's great for networking and really digging deeply into the nitty gritty of the real estate world. As a fellow Ohioan, definitely be careful with Wholesaling. I know in Cincinnati there's been a huge crackdown, and even a few nasty newspaper articles calling wholesalers scammers and such.

@Tim C.  @Cody Brownfield  MU represent. I also looked at the rental market and it seems like it is pretty dominated by a handful of bigger companies that own a majority of stuff. Between that Miami building so much more student housing, I feel like it may not be the best market to invest it at the moment.

Welcome to BP! I am also a young newbie from cincy. Ha. This site is great, the articles are full of useful info, and people are very helpful with answering any questions. The best way, imho, to get started is to just start running the numbers on deals you see and then ask people if it's a good deal and make note of what the property finally sells for and how that compares to what you would have bid.

I would be down with a meet up.

Is it really illegal in Ohio? Or do wholesalers just need to be more careful of their contract wording?
