In Florida they get stolen all the time in empty properties. Scrap metal recycling centers will pay you money for them. I had two properties the electrical wires were cut and removed and the coil missing.

its a tough situation to be in when the cash flow is minimal. You'll not able to set aside any significant amount of reserves to cover each house. You might want consider buying properties in better neighborhoods were the cash flow can be 4-5 times what your making now. 

Shop around you probably find deals since you need to buy multiple units.

Honestly  if it's 10 years old I would replace it if you have to spend $1000 to fix it.I had to replace an entire system which failed at 14 years. Didn't make sense to repair when the cost of the newer unit was the way to go.

Shop around...I don't use the big AC outfits to service my AC units. They have lots of over head which you will pay for.

The manufacturer warranty on AC units are usually 1 year labor, 5 years on parts.

      A. Future develpment of neighborhood

      B. Future Expansion of streets and Highways near the house

      C. Schools

      D. Crime

2. House Rules

     A. Block construction

     B. Minimum of 2 bathrooms 

     C. 2 Car Garage

     D. House built after 1990

3. Healthy Cash Flow 

In no particular order as long they fall within the scope.

I'm not a Pro or Plus member but I had the same issues as well in the past. About every other month I have to verify my email. In my case the verify your email link never worked. I had to get BP support to help me each time. I'm using Brighthouse.

After the RE crashed...all lenders are stricter in the approval process and Fannie Mae has new rules too. I'm constantly providing additional documents to my lender. I just got use to it.
