Hi Everyone,

Finally I make a decision to go to REI meet up on Thursday and realize the GOREIA and CFRI Volusia are on the same day. First of all I live in West Volusia so I can go to either one. Has anyone attended both and could recommend which I should go to since its my first meet up. Thanks

Prices were great 2 years ago.  Prices has gone up as the market has settle. It's a double edge sword for me as a Buy and Hold I want prices to up but as at same time I'm paying more now. But the deals are there still but not as visible it use to be. If you got the cash you'll be moved to the front of the line.  Good Luck.

Rich Dad Poor Dad a great read...but stay away from the extras. There's lots of information to be found in this GREAT forum. It's a gold mine of RE information and the best is its FREE.

Geez...i can't say it's a bad tiling job. It appears that they had no clue or didn't care. I'll say they didn't care and ran with your money. I would definitely go after them in small claim court.

I never have looked into a LOC. What's the terms of a LOC? You got 3 rentals from the 50K, would you say the cash flow of 1 or 2 of the rentals is paying for the LOC? Are you looking at a short term of no cash flow as you pay off the LOC and look at appreciation instead? Are you buying the rentals as a rehab project and gaining equity after the rehab and doing an cash out refi to pay the LOC?

I'm interested after  reading your post and have heard of others doing the same. Thanks

Tiles last a lot longer. I tile every time unless the property has tiles except in the bedroom. I remove the carpet in the bedroom and lay laminate wood flooring. That's not a bad price if it includes the tiles, grout, thin set and the labor to install it.

Best of Luck in your Journey. Make sure you got your contractors picked, ready to go (painters, electrical, plumbing, flooring) if not doing 2 rentals a month won't be easy to do.

Wait for the right qualified tenant. I made that mistake 6 years ago, letting the tenant pay the deposit in 3 monthly payments which became a 6 months ordeal to get it paid. I didn't renew the lease.

As everyone has said NO. Do your background screening and full deposit and 1st month rent (cash or cashier check) upfront prior to the tenant moving in.  

Everyone has a story...have them leave it at the door. 

No exceptions. It's a business...Run it as a business.
