Welcome @Jacob Allweil to Bigger Pockets.  This is an awesome place, with so much information.

I'm in Colorado, but I'm from Bay City as well.  I've bought a few properties there.  The market there has some interesting numbers, but also some challenges.  Let me know if you have any questions.

Beautiful 2 bedroom, 2 bath home completely renovated from top to bottom with an updated open concept - a great WOW factor when you walk in the front door! So much is NEW - all new electrical and plumbing, new roof w/new decking, new furnace and new water heater, new kitchen with stainless steel appliances, new baths, new paint and new floor coverings throughout!

The large deck off the kitchen is great for entertaining, and was just re-stained.  The sliding glass door from the kitchen to the deck is brand new as well.  

There is a a 2+ detached garage (with a new roof as well).  The full basement was dried out, powerwashed, sealed and painted.  It provides great storage areas. The house is on a beautiful corner lot in a very quiet neighborhood!  The exterior of the house is vinyl siding, and the windows are all newer vinyl windows.  

I currently have it listed for rent.  So I can sell as is (un-occupied) if response is quick.  There is very little to rent in Bay City.  This will be an easy property to own.  It will be low-maintenance for many years since all is new.  

I have all paperwork for all the work that was done. Along with the permits pulled for everything and the COO.

I think Bay City has some great flipping potentials, along with some great buy-and-hold opportunities, as there does not seem a large inventory of rentals, and the couple of rentals that I have there get taken so quickly!

Hi Terry,

I invest in Bay City.  I'm actually originally from there, and still have a lot of family and friends there.  I have a rental there, and a property that I fixed for a flip.  

I think there's opportunities in the area, but it has its challenges as well.

I agree about getting rid of the front door shutters.  The other shutters look fine in green.  As Katherine said, I would only paint them if they need it.  

May I suggest a brick red for the front door?  I always paint front doors red - it's actually a very fortuitous color (feng-shui and all).  But it also is just very striking without being over the top.  

I vary which red I use, depending on the other colors on the house.  But brick red would look awesome here.  It's a very cute house!

Around your questions on the various areas of the city, I generally find the west side of the river to be a bit more favorable.  Also, the various townships seem to be easier and friendlier to deal with than the City of Bay City.  

In the City of Bay City, the utilities (water/sewer/trash and electric) are managed by and paid to the City.  Natural gas is thru Consumers.   The base rate for the utilities thru the City is about $75/month with no usage at all.   Also, the building and permit department for the City is difficult to deal with.   The townships have much more liberal policies.

Rentals seem to get filled pretty quickly in my limited experience.  

I have a great home inspector to recommend to anyone who might need one.  I also found a great electrician.  Those are the only 2 providers that I can really recommend as the others I've dealt with have not been worthy of recommends!

My history is that my family comes from Bay City, and I was born there.  I spent part of my childhood there, and I have pretty much my full extended family there.  Two years ago, I bought two houses on one property from my grandmother's estate that my grandfather built in the 40's and 50's.  The property is in Bangor Township.  Both houses had a lot of deferred maintenance that I have taken care of.  Then last year, I bought a bank foreclosure on the East side (in the City of Bay City).  It was a great price, but needed quite a bit of work.  That work is finally finishing up, and I will sell the house in a month or so.  It's been a long road.

Another item that you really shouldn't do in the winter is the roofing, especially asphalt tiles.  Theoretically,  winter should be a good time for rehab, as there should be more people looking for work.  The keywords are "theoretically" and "should" - LOL.

@Brian Pulaski - Yes, I keep hoping that LARA will continue to push this - we'll see!  It is super frustrating.
