That is great to hear that a family is getting to enjoy that house.  They're going to love that backyard too!  And that is an awesome rent!

I love the pix!  It looks so much better!  Wow!!  Just beautiful!  And yes, those hardwood floors in the living room were covered up for a very long time (as long as I can remember).  Did you do anything upstairs?  I felt that had a lot of potential to not only update it, but to use the space better.  I just love everything you are doing.

Hi Janell,

How fun to see you on here.  Here's some additional you might consider as well.  I don't know how/if it can be done, but if you could divide it into 3rd and sell the back of the property to the commercial property that is down on the next corner towards Euclid.  I think the property is going for sale soon, but at one time, the owners of that at the time was interested in buying some of the land out back there for more storage.  

I love that you are going to do the things that the property really needs - you have great vision.  I'd love to see the final rehab on the bigger house.

I agree with what has been said - addressing issues quickly and then leaving the tenants alone.  My long term tenants know that I'm super responsive and I fix problems quickly.  I treat them the way I would like to be treated - with kindness above all.   

In Beaver, PA there is a road called Mudlick Holler Road.  Ugh...  

In Carefree AZ, there are two roads that intersect - Ho Road and Hum Road, so you can be at the intersection of Ho Hum.  Then they join into one road - Ho Hum Road.   

They also have a Bloody Basin Road in AZ.

Hi Denise,

So did all of the updates, which I believe were all contained within the basement, only cost $20K?  That is really some great vision to use that basement and double the square footage.  Did you have to do anything about adding egresses for the 3 extra bedrooms in the basement?

I think this is a very smart move.  Right now, you can only speculate on what is going on with the owners and with the property.  There are a variety of possible scenarios and you will never know until you ask.  You are totally right in that you might be able to offer them some help.  

You have the absolute right attitude to make it in this business - you are looking for those types of win-win situations.  

Please keep us posted as to what you find out.  

@Tom Donnelly - I actually manage my own properties and I have some great agents.  So that is not the issue. 

The issue instead is with any labor or skills providers (GCs, laborers, plumbers, electricians, roofers, landscapers - the list goes on).  It's hard to find people who actually want to work.  And to find people who are honest as well.  

Anyway, sounds like you have not run across that.  Good luck with your awesome success!  23 doors in less than 2 years is very impressive!
