Hey all!!  I am trying to analyze a few apartment complexes all around 24-36 units. My question(s) as you can see from above is "does the 1% rule apply when analyzing apartment buildings???" What are the main numbers you all look at when analyzing an apartment building? I know a lot of you can look at a deal and can tell if it's worth diving in deeper or not within seconds so what numbers are you able to see right away that help you do this?

  Being a local to Hurricane and now St George and working in Springdale all through high school and college I know the area very very well. Like many have said, It all depends on the type of investment you are wanting to purchase. Springdale and Rockville you may be able to snag a beautiful victorian/historical type home that cost quite a bit more as it is at "The entrance to Zion." These homes will also hold larger groups of people hence "more money"... if you are wanting to find something cheaper, Virgin is an absolutely perfect place to snag a cool cabin that you can put a little money into and make it very "new age." I mean come on,  most of the people traveling around this area are very into "small" kind of a "hipppie" lifestyle and don't usually travel in large groups. Springdale  it seems attracts more of this type of person. And it takes less than a 15 minute "BEAUTIFUL" drive from Virgin to Springdale... I hope this helps! Hey! Yeah, we bought our home in early 2013 so we have over $100,000 built up in equity in our house we will use to do two single family residences a duplex or one larger fourplex possibly but I have yet to analyze a deal that works for us.. We have only just started looking last week so we have not purchased anything yet:) but crunching lots and lots of numbers every day searching for the right deal!

And @David Faulkner I really appreciate this advice seeing as I almost did jump quickly in the out of state deals when a few people started showing me their numbers on the turn key side which I am very wary of now..
