@Russell Brazil would you be willing to share the numbers you found maybe on your last buy and hold deal? I am a numbers person so I'm curious.. Just checking to see if I'm missing something in my #'s. I'm sure I just need to keep looking and you're right, expand to not just my community but others around me. Thanks!

@Dylan Vargas yes, I have a brother that does real estate up there and has sent me a few things to look at but nothing that fits the 1% rule. The market up there is very hot and people are selling everything at asking price. I am very new and still researching so I am happy to see you've seen good deals on here I that area. Where is it I would go to see those?

@John Thedford thanks for that info! It's good to hear from investors  that don't buy in these war-zones it seems a few turnkey companies are suggesting I do.

I do understand that those higher-price homes do not particularly mean it'll get up to that high of rents. I am curious though, did you buy that as a rental property on purpose in the Bay Area or was it a home you lived in and then held onto  as a rental? @Michaela G.

Thank goodness the insurance company handled that... So are there specific markets you recommend that meet the 1% rule? Any areas you have noticed people gravitating to that have decent neighborhoods and rents.. At this time for me I know I may need to get out of my comfort zone and find better deals elsewhere. @Jay Hinrichs

Thanks @Jay Hinrichs! I have been having Turnkey companies sending me homes very similar to the ones you just described in pretty slummy places in Ohio/Indiana and I have felt that way, a few people have warned me that these homes get pretty trashed and have a lot of vandalism.
