@Tri Le I still think it is a great investment. I've talked to a few clients recently and they said they are making a 20-30% return.

@Domenic Santarelli what is the size of the shed? Also, what does the current lease say about the shed? I'd probably start at opening it up to future tenants and see if there is any interest.

@Ararat Vardanyan I started out using my personal phone, but I have since adopted 8x8. You can choose your own number in the area you are in and the calls also come through on your desktop as well as your phone. Let me know if you have any questions about it.

@Blake Jennings 10% is a large expense for your first rental property. I'd recommend trying it out yourself first then seeing if it is too much to handle. They DIY approach is doable when you are starting out.

@Alessandro C. another option is local REIA meetings. Start by introducing yourself to investors, discuss your goals, and see where it takes you!

@Alessandro C. Have you considered joining a country club, or an upscale health club like Four Seasons? I think these would be great places to network with the individuals you are looking for.
