@Hongling Lu below are two that I would recommend, what about you?

  • What Every Real Estate Investor Needs to Know About Cash Flow - great for getting a handle on financial analysis. A lot of people skip this but it's a huge advantage if you can work through it
  • Every Landlord's Tax Deduction Guide- is a really good book on taxes and setting yourself up for success as a landlord

    @Joe Matthews outside of MLS, I like to stay well connected with multiple Realtors in the area and occasionally work with wholesalers. What about you?

    Similar to @Randy Gutierrez we went with 8x8 for an additional phone number. It gave us the ability to set up business hours, call forwarding, texting, and a desktop app.

    @Jesus Sosa  Surprisingly I had the most success at my gym. It's a great place to network and I was able to make some good connections. Sitting around waiting for the next basketball game, machine to open, etc. - strike up a conversation with someone you cross paths with regularly and see where it takes you. Good luck!

    @Aemon Gariety have you given Ohio any thought? There are tons of out of state investors who take advantage of the low entry level deals in the buckeye state.

    @Mark Avery I tired BNI when I was in my previous position and it felt like another job. But, it really depends what you are trying to get out of it and the bandwidth you have. From my experience, I'd say it takes anywhere from 3-6 months to start generating leads.
