A legal principle that bars a party from denying or alleging a certain fact owing to that party's previous conduct, allegation, or denial.

Regarding security deposits, it will be given to you when you take over possession of the property.

You need to find investors and most are found in your city's real estate investment groups. It would be easier if you contact a broker who deals with many lenders who can provide you the loan depending on your financials. Most lenders ask for 25% down.

Personally I would stay away from duplexes and 4plexes and the reason when you want to sell it you need to compare the resale value to the other residential or 4plexes in the area (if there are any) since it is not categorized as a multi unit. You will get a better resale on an apartment 5 units and up.
