Mortgage length for 4 plex?

Hi,

I'm new to real estate investing and am considering looking for a 4 plex. I don't know much about mortgages on commercial properties. How long do you typically mortgage a 4 plex? I'm assuming you wouldn't go with a  30 year mortgage like you would on your own personal house that you live in.

you could do any type of loan for that 1-30 years fixed. Or get an ARM... four plexes still fall under Single Family homes. So for me personally I'd look to get 30 year on it. Because If I was buying it It'd be with me until I die or some one else comes by and says I'll pay you FMV in cash right now and hands me a briefcase full of $100's
