Apartment Complex Buyer Credits

I am looking to make a offer on a apartment complex of 30+ units and was wondering if I could request the current rents/nonrefundable deposit to be a buyers credit and would take off of my cash I'm bringing to the table?

I feel I have read about it somewhere but when I ran it by my agent he said he was going to vet the idea and get back to me.

This is my first multifamily so sorry if this is a basic question.

Also, if I find delayed maintenance then should I ask for a buyers credit to cover it? And would that come from my down payment or cash to closing?
