Stepping over dollars to pick up dimes.

This is gonna probably hurt them in the long run but hey.... at least they’ll get 200 extra bucks for the weekend when they raise their rates!

In the process of doing this. I would say go for it. Now is the time. Market is slowing here pretty big time.... at least in my neck of the woods (SD county). I see these posts on BP about people buying into MF for dirt cheap with good cash flow. I get tempted. But as a CA investor I don’t think it’s for me. I’m looking into appreciation markets that are less expensive to get into at the moment. A/B neighborhoods. Boise area is at the top of my list right now. Can buy in under 300k. Cashflow isn’t quite there.... yet. But that’s also not my game. I’m in for mortgage paydown, equity, appreciation and eventual cashflow (10+ years away). Could see Boise becoming the next Austin, Denver, Portland etc....

we will see.

Eh. Not necessary.

A savvy investor/person can usually tell right away if something is BS or not. If you can’t, dig a little deeper. Shouldn’t take long to figure out if something is legit or not. It’s almost 2020. EVERYTHING is online. You can’t run and hide anymore. If you’re getting scammed now a days.... it’s your own fault (usually). I feel like the members here do a decent job of policing their own. The fakes and frauds are usually spotted from a mile away and if not, sooner or later, a member here will call em out.

Max it out. Save on your own. Invest in RE when the time is right. Diversity is key.

EVERYWHERE has seen appreciation since 2009/10....

I looked into investing in that part of the country when I started hearing about the hype. Hard pass for me. I have no desire to get into the sub 50k market from across the country. I also don’t think this area will appreciate much over time. And I could see it becoming heavily depressed quickly in a downturn.

Could you do it? Absolutely.

Is it a good idea? Probably not.

If you’ve ran all the scenarios and think you’re gonna come out on top.... pull the trigger. But most likely that 20k you’re trying to get a hold of is going to end up costing you a lot more!

With that kinda cash I’d buy up higher end, low headache homes that are newer and won’t require much maintenance/cap ex for years to come. Break even initially, slowly cash flow as you raise rents and eventually enjoy a mortgage free rental property that has been paid off by the tenants. At 200K “extra” per year there is no reason to be doing anything risky. I am assuming you’re looking for stability and income in the future and not immediately?

Side note: I know this is a very unpopular opinion amongst the BP crowd but it’s a proven method that has worked again and again in many markets.

They’ve had some absolute beauties on the last 100 or so podcasts. I haven’t listened to the one in question but I remember a few months back they had a young guy on there who was basically running flop houses in Nashville... I think. Some of the guests are definitely becoming questionable.

Have fun for the next six or seven years. You only get one go around. Enjoy it. Don’t miss out on fun stuff to make a few bucks. Unpopular opinion buuuut.... I know too many people that have regretted getting into adult worlds/problems prematurely.
