PEDRO! Bingo. Hawthorne, Inglewood and Compton are all still a gamble. One that, if I had the cash, Id be willing to take but could still go either way.... especially in certain pockets of those places.

1. Dodging calls/text will not do you any good and could result in the situation escalating. Be upfront, professional and firm with him. Save all texts, letters, emails etc....

2. This is your fault unless he claimed to be licensed. If you just agreed without doing your homework.... pay the man the money he is owed.

3. Just because he is unlicensed doesn’t mean the work is poor or done improperly.

4. I’m sure you’ve already figured it out but if it’s important to you that the work being done is by someone licensed, bonded and insured ask for that proof first thing. If they can’t furnish it... move along to the next one. Electrical, plumbing, roofing, HVAC.... I want the proper certifications. If you’re coming to lay floor and throw in baseboards.... not really a concern for me. Might bite me some day but so far, so good.

Purchasing/owning your home, long term, will always be more advantageous than renting. You can crunch whatever numbers you want, rationalize it however you want and listen to grant cardone all ya want.... ask long term renters if they wished they would have purchased a home.... 99.9% of them will have the same answer. Millennials will buy homes, too. After they’re done paying off debts and pop out a few kids in their mid 30s. Regardless.... the article doesn’t matter. Rent to them now, sell to them later. Owning the right property is always a good thing.

My take on investing in places like Bakersfield.... you get all the negatives about owning property in CA and none of the good stuff.

Definitely money to be made there though....

Drop price significantly. Try to get multiple offers. Make sure pics are top notch. Make sure agent is marketing appropriately.

Winter/holidays are right around the corner. Gonna get worse before it gets better. Don’t get stuck.

Inland SD county and some of the more “hood” spots in the county. And even then.... you’re gonna have to really hunt for some deals and negotiate. Buy something now, shoulder the loss and in a few years you’ll be enjoying positive cash flow and a good chunk of equity (probably)

There is a lot more that can be taken away from attending college than just a degree/education. And not everything can be compared to a RE investment. Friends, experiences, networking, learning how to live on your own, partying, paying bills.... all part of college. I know it’s not necessary to attend college to gain these experiences but it’s all part of it.

I didn’t go to college. Made a pretty decent living for myself and my family. I now work .2 miles away from UCLA frat/sorority row and see the students more than I’d like to Thursday-Sunday nights.... at 32 with three kids I’m tempted to apply, attend and join a frat.

Eh. If you’re moving strictly for RE opportunities I would stay in SD. If you have other reasons to move then I’d consider it.

Keep in mind EVERYWHERE has been good for the last 10ish years. We will see what happens to Detroit in the next down turn, dip, recession, slow down or whatever you want to call it. It’s a gamble still. Could win big, could lose your shirt.

Personally.... the winters there are enough to make me stay away regardless of the opportunities.
