House hack/live in flip in SD.

Force some equity with the improvements and let time/appreciation do its thing. Live in it for a few years and sell it tax free. Use that 100k plus profit to start investing elsewhere or rinse and repeat. It’s not glamorous but it’s a great option.

Yes, of course, but doesn’t having a rental portfolio do the same? Why do you have to live in it? I’ll like to build my asset column before I build my liability column like a wise man has said, I also don’t plan on living in New York for the rest of my life. I live in a beautiful 3 bedroom Loft steps away from the train that takes me into manhattan in less than 90min and paying only 1800mo with no other expenses except utilities. I have the flexibility of moving where ever I want with out having to sell in order to move if the market happens to be down or find Tennant’s for a home that meets my expectations but not of a Tennant market. I don’t know, yes there are two sides and everyone has their opinions, but for most, their opinion comes from a conservative point of view.

I was talking about the non monetary stability it provides, mostly. My view might be a little skewed because I live in Coastal Ca and have seen multiple people make 500k, a million or even more when selling their primary residence. Tax free, of course. Grant cardone and rich dad poor dad are making life long renters.... great for landlords.

That was, hopefully, a once in a life time event we saw if you’re referring to the GFC in 2008ish.... if you’re going to base your moves off of that.... maybe rethink RE...

Depends on what your goals are for your money. I know for me buying a house would cause me to lose a lot of momentum. I’ll build my barn first. 

I hear ya. I made sure to say “majority of people” because I get that in some markets it really doesn’t make sense or might not be the most beneficial thing for an investor. I just like when people won’t buy a place because grant cardone tells em not to... imagine that.... a guy that thrives off renters telling people not to buy homes.

Oceanside, vista, San Marcos, Escondido. Primary focus is in Oceanside. I’m not interested in immediate cashflow though.
