@April Conaway Landlording isn't for everyone, especially out of state. Depending on how long he has owned these properties you may be better off selling for the equity. What part of Colorado are the properties in? I would be happy to provide a Property Valuation for each one.

Hey Larry, here is the description for DX lots:  Single Unit Dx (E-SU-Dx) E-SU-Dx is a single unit district allowing suburban and urban houses with a minimum zone lot area of 6,000 square feet.

So, unfortunately, you cannot build an ADU.

A good rule of thumb is any lot zoned TU (two unit) or with the 1 designation: (D1x, D1, B1) is zoned to allow an ADU. Here is an example of the zoning language that expressly permits an ADU: 

Single Unit B1 (U-SU-B1) U-SU-B1 is a single unit district allowing urban houses and detached accessory dwelling units with a minimum zone lot area of 4,500 square feet. Blocks typically have a pattern of 37.5 foot wide lots. Setbacks and lot coverage standards accommodate front and side yards similar to U-SU-B but allowing a detached accessory dwelling unit building form in the rear yard.

@Matt M. Hey Matt, Low end would be fine. There is a certain area I am interested in that allows ADU's and is low end itself.

The cheapest I have seen was $125k for a turnkey ADU with garage below. It's going to take some time to recoup that investment. Are you sure the neighborhood you are looking at has correct zoning for ADUs? Does the property have the footprint to support it?

I am looking in westwood which is zoned to allow an ADU. I have spoken with some builders and I think I should be able to get one around $125k if not a little cheaper. There will be no garage just 650 sq feet.

Hello, I am rookie investor. I am looking at building ADU's in a specific Denver neighborhood. I know that they would rent for far more than they cost. But I am curious how much contributory value they would add. The area i'm talking about is very unique. The homes are small and old. Some are 50 years old and 600 sq feet. I could add a brand new 864 sq' unit in the backyard. I want to know about how much this would sell for? Can i talk to an appraiser if I have no immediate plans? Or maybe an agent? What do you guys think?
