@Minar Aware I agree with many of the other posters that you will have some trouble finding properties in Denver with significant cash flow. I think Colorado Springs and Pueblo are much more suited to cash flow. If you are interested in those areas feel free to reach out.

I personally would have all my properties doing whatever is currently most profitable. which is usually STR. It is easy to convert STR to LTR, but hard to do it the other way around.

I have lived and done RE in both Phoenix and Denver, and they are both very different. I think Mike's claim that Denver has hit its peak is probably speculation. People have been saying that for years and we are still seeing double-digit appreciation in many neighborhoods. There is a massive shortage of supply and labor to meet the growing demand. I think both markets would make great investments. You can probably find better cash flow in the PHX metro, but Denver certainly has the potential for cap growth.

It can definitely be done, especially if you can find a unit with an existing ADU. If you PM i'll send you a useful spreadsheet helps analyze properties with an ADU.

@Jonathan Perham I really like the Westwood area. They have a comprehensive community improvement plan. The properties are zoned to increase density, and best of all the area is affordable and experiencing huge rates of appreciation. You could also buy a SFH and build an accessory unit and get some pretty nice cash flow.

@April Conaway Yeah things will have most likely changed since the last appraisal. I am not really familiar with that area but I have a good friend who has done quite a bit of business there. I would be happy to put you in touch if you decide to go that route.
