Just putting in my two-sense worth as far as making sure any recommendations you receive, you fully vet. That means making sure they are licensed and insured (and getting proof before work starts/contracts are signed) and then following up with their references to make sure they have a good history behind them as well.
DIY just isn't cutting it anymore with investment properties - make sure your contractor is bringing in proven professionals with their team and you've set firm and clear expectations of communication and timelines prior to starting.

I'll be managing the work myself. This is my first investment so I would like to be involved and learn as much as I can so I do not have a dedicated property manager. 


I have 3 different contractors come in to take a look at the project. I'm waiting for two of them to give me a price estimate.

Hi everyone,

I'm looking for recommendations for contractors you personally worked with and have good experience with in Columbus Area.

I have a  1220 sqft single-family house built in 1971 located in downtown Columbus. This is an investment property that I've acquired a while ago. It has 3 bedrooms and 1.5 bathrooms with an unfinished basement.

It is outdated and was sitting vacant for a couple of years so there is a good amount of work 

I don't have much experience in the area so really looking for reliable honest contractors that can produce a quality job that you can recommend from personal experience.

Here is a rough overview of the work if needed.

- flooring
-window replacement
-painting
-ceiling repair/replacement
-wall painting
-electrical switches outlets

Optional (to be discussed)
-cabinet replacement or touch up
-sink, faucet, and countertop replacement
- (demolition) removing a wall to create an open kitchen
-door replacements
-other minor cosmetic work

I will be buying duplex in a bad shape with cash, I need someone to help me with major rehab. Looking for direct contacts or recommendations. I'm not very experienced with flipping so I highly appreciate any good recommendations

Here are my first observations from what I see:

2600sq ft duplex. 3+1 and 2+1


Main floor

  • Needs paint
  • Minor repair on floor
  • New kitchen
  • Possibly new bathroom
  • Water damage in one of the rooms ceiling and floor is in bad shape

Second Floor

  • Paint
  • Minor floor repair
  • New kitchen
  • Possibly new bathroom
  • Water damage from one of the rooms, it is in bad shape.

Basement

  • Cleanup
  • Paint
  • Possibly adding washer/dryer

Backyard

  • Cleaning junk
  • New fence may be

I've been told plumbing and electricity is working but need confirmation. Besides the water damaged rooms floors looks does not bad and I have not noticed any structural damages.

I also recorded a 6 min video walk-trough going through every room of the house. Happy to share if you are interested to give a ballpark estimate.

    I heard property taxes in Weehawken are much higher do you think the appreciation will cover that up by time?

    Read the whole book a short while ago it was really useful, I'm also reading couple of other book by the side. I'm looking into single family deals mostly duplex or triplex with possible positive cash flow as owner occupied which makes most sense to me in my case. I'm currently on rent and this is going to be my first investment so, I'm trying to build the the knowledge as much as can to not to do any mistakes. Do you think that would be possible with 60-80k down payment in NJ - Jersey City, Weehawken, Union City area?

    I'll definitely trying to build up us much us knowledge I could get and prevent possible rookie mistakes. This is going to my first investment. Thanks for the tip about REIA & Meetup groups, I see there are couple of group exist in my local area and I mostly likely be attending one or two.

    Hi Everyone,

    I'm a web developer commuting to NYC. I have been reading forums and following the BP podcasts for a while. I'm located in Union City/Weehawken  area. Very new to real estate investing but reading books, watching videos, listening podcasts and saving up for a possible investment for a while. Just wanted to introduce myself to this great community and hoping to be a part of it.
