Hey All I posted about this in another thread, however I now have all the details in order. I’m still fairly new to being a landlord and I just would love some advice on how I should approach this in the best possible way 


I own a duplex, I live in the in the 2nd unit with a tenant at the bottom unit. Over the weekend there was a leak from the 2nd unit toilet. Tenant came home that sat. night and informed me about the leak. I immediately went down to her property. Noticed the leak was coming from the toilet and I shut the valve off.

Here's the problem tenant mattress had some water stains on there from the toilet leak. Before signing the lease tenant had to show proof of renter's insurance and it's required in the lease that she carries renter's insurance. However tenant has a 5k deductible insurance plan.

Am I responsible to pay for Tenant's belongings?

Side Note: the lease states under Insurance and release
"tenant understands that Landlord's insurance does not cover tenant's personal property, or tenant's guests. Tenant is advised to obtain personal property and liability insurance to protect Tenant, tenant's personal property, and tenant's guests who may be injured while on the property

Initially I thought I was obligated to cover her personal belongings because the leak came from the unit I currently live in. I also told her I would cut her a check, however she was not satisfied with the amount I offered her and she then said, "I'll see you in court."
Just want to make sure I go about this situation the right way.

Hey all thanks for the advice after further review I’ve decided to not pay tenant for mattress. For a number of reasons. One, because I am under the assumption she put stains on the mattress. The first day that she reported leaks I asked her to send pictures of the mattress and there were no stains. Last night I went there to take measurements of the mattress, because I had planned on paying her and there were stains on the mattress. The lease also states that tenant is required to have renters insurance. She has threaten to now take me to court

Thank you all for the response. Yes tenant do have renters insurance. However she chose insurance with a 5k deductible. 

I had someone coming out from water restoration company out for mold, but tenant will not cooperate with me and tell me her availability.

Hey All! I own a duplex and I live on the 2nd flr Recently there was a toilet leak coming from my unit. I was notified by tenant and I hire someone to come out immediately. Tenant mattress and a few of her pillows were damaged from the water. I know I’m responsible to buy tenant a new mattress. However I need to know How should I go about this situation. Should I give tenant a check for the $600 that she quoted me for the price of her mattress. Or Order tenant a new mattresss? And If I do write her a check should I ask for a receipt?


SN: Plumber told tenant there was mold in the ceiling due to the leak.

I am still fairly new to being a landlord

@Mary M. would it make sense for me to give tenant a check for the mattress in which she quoted to be $600 or do I buy her a new mattress? And if I give her a check should I ask for a receipt so that I’m able to write it off on my taxes

Good Morning all! I live in the Philadelphia area. I’m a realtor and this is going on Year 2 for me. I’ve closed 4 deals so far. I am currently doing real estate as A part-time job because I still work full-time. I am looking for some advice on how to just stay motivated when you can’t find any leads. I’m here just looking for some advice, any ideas on what books to read? How can I continue to generate more leads?

@Dennis M. you asked, what do they have that got ruin that’s no longer useful. With that being said, do I still have to pay full price for the cost of tenants mattress, the mattress is still useful with no holes, but There is a stain on it
