         that's an interesting question and I think it could be in your best interest to find out if it can be rezoned.  I have a friend who is an expert in that field based out of the Tampa area.  He knows the field very well, so this could be a good start.

Hey BP friends, I'm writing as an active real estate investor in the Tampa bay market for the past few years. Mostly, I buy properties cash and have been acquiring them through the auctions and MLS.

Lately, I've been considering getting into direct mail & have created a full marketing plan to suit...I was wondering what kind of success you guys are having.  Would be helpful if any of you could let me know what to reasonably expect for the efforts per 100 probate letters sent.

I'm with Curt on this.  Real estate is a large field, the information and contacts that you build through both venues will be invaluable.  I would strongly suggest you take the full time job for stability, and send some direct mail on the weekends and learn the business as you go.  This site is full of all the information you may need.

Hi BP,

I'm a very active investor in the Tampa market and am trying out a thousand or so yellow letters to absentee owners. I plan on either wholesaling or closing and rehabbing myself...prefer the latter. What Criteria would you recommend mailing to?

To follow this up..I plan on sending a basic short yellow letter "I'll buy your house cash." I'm afraid that this might create too much interest from sellers who overvalue their property. Any input on either of these items would be greatly appreciated..

Welcome to the site Joe..I would also recommend going to the real estate meetup group @Doug Merriott recommended. It can be an awesome source of information and networking.

Hi @Lakeisha Black , it's a great way to create some passive income. Most of what I have sells within a few days as it's priced competitively at a cash price. I can probably work with you with conventional financing...

What's your criteria for a rental?
