Hi Michael, I buy and flip properties remotely and have a lot of success from following channels (in order)

1. Realtor refferal

2. Thumbtack

3. Yellowpages

The key with all the above is vetting the contractor through time in business & previous reviews

I've moved my business model to a scaled business only buying low-end 100K and under properties.  We're on track for 150 or so this year and wholesaling anything above that price point.  I'm curious to hear from other investors how prices are affected on the cheap properties if the market were to take a hit.  I came into RE investing in 2011 so I missed the last bubble so no empirical evidence of my own.  Anybody have experiences from the last market collapse?

Is TLO the best service to accurately pull cell phone numbers?  An account rep with them would not allow me access since I'm a real estate investor.  Also their service had a cap of 100 searches/month.  Can anyone offer any insight on their experience with the service.

Hey BP community, I'd like to send out marketing to motivated sellers in my market. However I'm looking to do it on a massive scale and wondering where to source and which leads to source...I'm thinking at minimum 3000/month and would be willing to do more if they're available. Where would you start to get that kind of volume and what kind of leads would you target?

To either of you,

I saw you have some activity in the Georgia market. I wanted to reach out because I have a very well priced deal in Phenix City that I need to move fast! I'm out of state from FL so the option of doing a renovation doesn't make sense to me. The home is priced extremely well for an investor to pick it up and list back on the market after some renovations...Let me know if any of you have interest.

Hey all,

             and hope you're doing well.  I'm a real estate investor based out of Tampa, FL  with a question on running comparables out of state.  I'm looking for an in depth program for comps with certain important fields that seem to be missing from realquest.  (Days on Market, Type of sale, etc...)

I'm not really interested in hiring a realtor as I'm doing this on a mass scale, and was hoping there's a program out there.

Generally, unless you bring something else to the table the investor won't consider an equity partnership and especially not on rents.  Your best play is a simple wholesale transaction, which ranges in profit depending on how good the deal is.
