Blake's right about contacts...the rule of thumb I learned was 7 contacts before they even notice you.  And 3 - 5% is a really good response, so 1% isn't that bad, really.  Think about it - do you read mail like that which comes to your house if you aren't in the market for what they're selling?

yes:  3 locations...and it is high.  Which is why I'm looking.  I will follow up on your suggestion - thank you! - so far my own attempts aren't doing much besides no we can't help you.

I own six properties, 3 in Maryland (including principal residence) and 3 in Ocala Fl.  I have a quote for the 3 rentals in Ocala *only* at over $1K per year.  My home owners insurance won't umbrella insure my 3 Maryland properties because they can't insure my Florida properties.

Anyone know of an insurance company that can do this deal for a reasonable amount of money?  (the first quote I got from my own insurance company was $250 for all 6 until they found out 3 were in Florida).

thanks!

@Jenkins Ramon : as I note in my message, I have not used them, just met the representative at an REI Group. That's all I have.

well this is an eye opener.  Hubby went with me the other day to look at an empty house that had been empty for a while.  All of the doors had been jimmied open so many times they practically opened on their own.  He mentioned that made him feel really uneasy about my doing it by myself.  So I won't.  Good advice here.  Thanks for bringing it up!

Thank you!

thank you - I'll be sure to look at that!
