There is at least one hard money person I know who offers a 13 month fix and flip loan.  Or do you just not want to go with hard money?

 - have you found lenders who don't require a one year seasoning?  My regular lender does.  But I never looked further than that.  You sound like you know a bit more about this than me.  Any input appreciated.

thanks @Marion Smith.  My son paints and uses oil based kilz for a lot of things - I'm not sure about painting the inside of a log cabin but I"m taking all of this into consideration as I do research and talk to experts.  I appreciate your intput!

Have my eye on a cute, needs tons of work including logs, log cabin with possible owner financing.  Anyone know anything about log cabin repair or where to get good info on it?  Maryland location.  Thanks!

don't get greedy.  your first thought was to wholesale.  Don't change that thought in midstream.  You haven't thought it all the way through (either).  Take the 10K, do some more studying and apply what you've learned and you have $ in the bank for your next deal.  There will be a next deal at some point.

Next time determine your exit plan before you start and you will know how to proceed.

I do buy and hold, not flip or wholesale but "don't get greedy"  hold for everything.
