My personal concern about out of state Turnkey is that I may be too late to the game now. I wonder if it's just better to wait it out and save money until the Market turns again. Thoughts???

I guess I don't understand why most of these houses can't be sold to OO for retail if they are in great shape and good areas? Why only investors interested? If the houses were originally sold below or close to retail (as TK operators always advertise they do) she should break even at least. I must be missing something. This will definitely make me think twice on buying TK since there won't be an exit strategy if needed which is sad since I live in CA and one of my only options...

We have a CA house (recently inherited) that has been steadily renting since beginning of the year. No current mortgage. Can a cash out refi be completed without pulling it out of trust? Thanks Tammy

My PM just called and said our tenants are complaining from swells from pipes. They say the plumber says it might be a crack or leak and want to do a smoke test. Is this usual? And if so is 300 for the rest normal? Thanks

Hello BP nation! I live in the Delta area of the Bay Area. I have heard there is Buzz in the Stockton area and wondering if there are B or even A type areas out that way that could fit a buy and hold scenario? I am not quite ready to pull any triggers but would love to practice my analysis skills for when I am ready. Thanks for any insight !
