I wonder if you can make a partnership with the school. Make them pay you for the students living there...I would research into it see if anyone has done it.

 Buy and hold seems like my niche,  maybe with a little flipping from time to time. I've learned so much within the last few weeks of being on here. I've also started building a small network of people just from talking about this at work. What niche are you looking into?

I am having this issue with myself, I like the apt I live in and I'm comfortable here. But, I would like to begin investing once I get a better knowledge of real estate. From everything I have read so far, it does seem like a lot of people buy multi family homes and live in one unit and rent the rest out. Seems to be a great investment, when you move out you can just rent the unit you stayed in and continue to cash flow.

@Juan Huitrado

Hey, I'm starting out in real estate investments as well, but I only want to do so part time. What I'm doing now is getting to understand the lingo, listening to the podcasts (non-stop for the last few days), looking at homes I would possibly like to invest in and I'm trying to connect with an investor I have recently met and see if he'll allow me to shadow him on he's hunts.

These are a few thing I am doing, but the way you may start can be completely different. Just thought you should see what a fellow beginner is doing.

Hello Everyone,

I was wondering, would it be a good idea to begin your very 1st investment with buying a home from a foreclosure auction and partnering with a property management company? I have never dealt with tenants and the possible issues that come with.
