 Well i asked because I want to get into flipping, but my money is tied up in getting a house. So I was wondering if it would be a good idea to lead a flip for someone, just to get experience.

Hello everyone,

It has been awhile since I was last on here. And during that time, I have quickly learned that I am not as fast paste as of many you. I am looking for the right way for me to get into real estate investing. I am actively looking for a house to live in and rent the extra rooms.  

BUT I have a question to those who are into flipping. If you're a flipper but do not like working with contractors. Would you hire someone to work with the contractors for you?

What makes this great is the city is paying most of the rent, the tenant pays $25 and has been there since 2008. She doesn't plan on leaving anytime soon.

I'm having issues trying to figure out what I want to do out this investment property. It cost 88K and there is a possible 15% down payment. With closing cost it would be about 14.7k. There is a tenant already living in the house monthly rent is about $1,120....I'm getting more information on the home....my issue is I don't really have the money...I know there are many ways to get the money..but I keep feeling like I'm hitting dead ends...is there any advice someone could give me?

Thank you both, I have decided to go into real estate a month ago. Since then I have met an attorney, another local investor (two in fact), a loan officer and finally talked to two realtors. I've been reading up on types of houses, mortgages, listening to podcasts, blah blah blah. I am a stand still in how I want to take the next step. I want to stay in my apartment at least another year. In the mean time I hoping everything goes smooth with the investor I met, he's going to take me on a ride along so I can see how he goes through the investing process.

Here's the deal, I come on biggerpockets read the forms and log off. When I first started, I was asking a few questions here and there. Now, it's hard to think of a question to ask the community. 

Currently I'm reading The Richest Man in Babylon, so the closest thing to ask I have is...If you read this book what have you taken away from it? Or if you're currently reading (like me) What have you taken away so far?

My most impactful take away is Don't believe in Luck, believe in Opportunity.

I would say don't just go looking for a mentor, take charge and begin researching. I went to my 1st REIA meeting.....I felt like I was at a guru session, guy wanted $1000 for a 3 day class on how to be a REI....I met with an attorney, next is a loan officer. A mentor will come, I sort of have one.

Just meeting for the 1st time, to learn about the loan side of investing. I know there are a lot of loans out there, thank goodness for biggerpockets for opening my eyes to that. So I wanted to talk to someone that knows the details and get a better understanding of what I'm getting into.....sorry for being so vague in the first post.

What do you do on a daily bases to get ahead? what kinds of apps do you have on your phone that helps the process? More importantly how do you stay sane?
