@Chrissy L. I have not purchased a CHAP property before. I'm looking forward to hearing additional feedback as well.

@Chrissy L. Good question. I had an opportunity to buy a CHAP property in Baltimore and while it seemed like a selling point once I had rehabbed the property, CHAP seemed like an extra added layer of scrutiny/inspection and potentially increased cost so I passed on it. So, I, too, am curious to hear some input on this issue.

Wonderful property located in the Baltimore suburb of Middle River. This home has a new roof, HVAC, hot water heater, and stainless steel appliances. For a video of the property please click on the link.

Mike Reynolds Thank you for your input! I will check to see if I can do this with an electric permit and what the risk is by doing so.

Thank you, Ned. I did give him the heads up and he sort of winced and thought this could be an issue. I'm all for reaching out to the electrician. My concern is the electrician's relationship to the GC and if my GC paid the electrician. Will I be/am I on the hook for any unpaid amounts to the electrician?

Hello All,

I'm reaching out for advice about a situation I am in with a contractor. Recently, a contractor and I had to part ways essentially because he did not have the cash flow to make it to the end of the project and we could not work out terms that were agreeable to us both to get the project to the finish line. So, my question is about the electrical permit (for recessed lighting) that was pulled by the electrician my GC was paying. Now that my contract has been terminated with the GC, how do I clear up this permit? I'm currently looking for a new GC to finish the job but I need guidance on what do do about the electrician and the permit. The permit is for a property located in Baltimore county and I have been to the county to get a copy of the permit with the electrician's contact information. Do I reach out to the electrician and ask him to comeback to inspect the work after it's completed? Do I move forward with another GC and just worry about the final inspection? Any advice you Pros can provide is greatly appreciated!

Thank you in advance for your considered advice.

Tamara

Are you buy and hold or are you looking to improve and sell? I think it makes a difference when you are looking for areas to invest in.
