@Account Closed yes that’s correct. City allows for 2 bags each Monday. Anything more would need an extra bag tag purchasable at the Ace Hardware down the street.

Hi all. So I’ve got an Airbnb in Hyoe Park area and trash pick up is every Monday. I live in Denver and cannot figure out how to deal with the trash situation. The maid services won’t take it with them so it’s currently being put in a large bin behind the unit. Any ideas or suggestions? I’ve already asked the neighbors if I could pay them and none are interested) Thanks!

I have a house with 3 tenets, all friends. One of them (strongest credit/renter) needs to move for her job. She’s asking if she can sub lease her room (rent it out to someone she knows or finds) for the remainder of the lease. (Which yes, her lease allows) I’ve not had this experience yet so my thoughts are to say “Yes. With 1 month fee of your rent portion and provided the new tenant passes our screening process” (credit and background checks, employment and pay stub verification etc.). I’m curious to pick the brains of the BP community for their suggestions and ideas. Also if I said “no” she could then break the lease or worse etc. So I’m leaning towards “yes”. Thanks in advance : )

I am just starting an airBNB and while my property’s location does not have a 30 day lease restriction, I did sad that some people require a 30day lease which can then be terminated by either party at any point without a break fee as a “work around”. Not sure about the legalities of this but I thought it was clever. I’d check with your local laws and attorney first to cover yourself. Best of luck!

This has been a great little unit for me as an out of state investor. It has had a tenant in it for 2 years now at $750/mo. He paid all utilities and owner paid $85/mo HOA, but the rest was cash flow. He's moving out but before I put another tenant in there I thought I'd list it here on PB to see if anyone was interested. It would easily rent again at the $750/mo but could definitely rent for more! Since purchase it's got a new A/C unit, Water Heater, Furnace, the kitchen redone with granite, cabinets, tile work, and stainless steel appliances. So everything is pretty new in there! 

This is a turn key kind of property. 

Per Rentometer.com - Area  Average $935/mo   Median$865/mo

At current rent and sale price it makes for a solid 10% Gross Cap   

"Zestimate" has it at $122k but selling lower because it does not have a garage or its own yard since it's a condo.

Nick, I’ve found (through making quick decisions in the past) that having cash is huge. Investing your money in real estate can have great pay out, if done wisely. I will say that my personal opinion would be to point you toward a 2-4 unit to start out. (Banks see these as an investment property vs. single family and will count 75% of the rent toward the mortgage which helps for further investing as your DTI can grow with investments.) it does depend on your long term and short term goals. Again, don’t rush yourself. Best of luck!
