Hi All,

I (fairly) recently purchased a SE home in R5 zoning with an underlying lot line running through it on a corner lot.  It's around 5700 sq ft (100 x 57) with a small house pushed off to the non-corner side of the property, leaving a little over half empty/vacant.

I'm curious if anyone has any experience doing a lot confirmation to divide lots w/ an underlying lot line and build new on the new/vacant lot?  I was able to find some information here and here, but curious to find out more from others.  I'm considering dividing the lot and building new on the newly created lot or potentially waiting to see how things go w/ the RIP and doing a new build all on one lot, and not dividing at all.

Hi BP Community,

I'm looking for recommendations on (preferably) Oregon-based mortgage lenders who specialize in NOO mortgage and potentially Commercial lending. I've typically worked with more traditional bigger bank lenders who tend to be a bit more limited in their lending options. I'd like to discuss some cash out refi options and start building a relationship with a lender who can help me as I move from my current portfolio of 4 units on up to more as I grow. Great credit, DTI, and equity. Looking for a lender who does his or her business ethically as well (of course).

Hey @Account Closed, great advice here, thank you!  Very helpful stuff. 

I do actually have an underlying lot line on my property, but it runs through kind of a narrow strip of the property. It's about 19' x 100'. Do you know if the ability to split the lot based on underlying lot lines is limited to those lot lines - or does that open up other possibilities with lot division?  I assumed it was the former, but not completely sure. 

Good info about the upcoming changes. I know that the place is currently in the A overlay zone, and will be in the new zoning replacing this with the RIP. I see some interesting components of both. I like the idea of building an SFR with a separate living space on ground floor, too.
