Josh great to hear from you and welcome to CRE. If the property is not within easy distance to manage yourself, locate a great management company and they will have the contracts needed for leases, assignments and just about any other transaction that may arise.

All good info.  Another thing that comes to mind is learning to spot which tenants will be problem tenants before purchase, and prepare a game plan throughout the year-whether self-managing or managing the managers.  Specifically property tax protests and CAM reconciliations come to mind. 

Why can't the bank restructure the loan, release one of the properties to be sold and use that to pay the balance?

Thanks for the response Robert! Sorry I didn't clarify.  The dirt is a ways south of here on a major highway that absolutely booms when oil is rockin.  Hence the lower numbers quoted.  Looks like I will end up applying myself to the state this week, and oversee construction, erection and leasing to gain maximum profits. The only unknown so far is comps to know how to price the lease, and lease structure/contract that is most advantageous.  I already have multiple tenants interested-and I plan to sign one on before beginning construction.  Any help on the contract/terms side would be most appreciated!

As a side note, we actually do own a shopping center on small piece of land here in Houston that has a clearchannel board on it.  Unfortunately they do have perp easement with the property.....

I have a property that would be a great spot for a billboard, and I have checked state regs concerning what I can and cannot do as the property owner, and as someone leasing to the billboard companies to do their turn-key. Any tips or advice on what to look out for in the deals, and how to negotiate with them?

One national company says we will do a 20yr land lease for approx 175-200 dollars per month, you dont touch anything.

Another says 10 yr 1000 per year land lease. They do everything as well.

Any thoughts? Thanks!
